Good to know
Three floors of ocean views, a hot tub and a fire pit on the beach deck, and a stretch of sand where the nearest public access is about a mile away. This is the house you book when you want the Atlantic out every window and nobody else's umbrella in the photo. The layout • Three floors, every level facing the ocean • Four bedrooms and three and a half bathrooms, split across floors rather than stacked down one hallway • Open living, dining and kitchen built around the water • The primary bathroom has a walk in shower, no tub • Built in 2017, so the windows, the air conditioning and the finishes are all modern rather than beach house vintage Worth knowing before you book: this is a three story contemporary home and there is no elevator. The front door is on the first level and the rest of the house is up the stairs from there. If someone in your group cannot manage stairs, message us before you book and we will walk you through what sits on which floor. There is also no swimming pool here. What you get instead is the ocean at the bottom of the deck and a hot tub looking straight at it. Outside • Beach deck facing the water, with a hot tub and a fire pit • Boards on hand if you want to try the surf • A seawall runs the back of the property and ties into the neighboring homes • Attached two car garage In the kitchen • Gas range, full size refrigerator, dishwasher, microwave and disposal • Wine cooler for whatever comes back from dinner • Washer and dryer in the house, so nobody has to pack for every single day Fall and winter on this coast Northeast Florida in the off season is the part locals keep quiet about: mild afternoons, evenings cool enough that the fire pit earns its keep, and a beach you will often have entirely to yourself. St. Augustine is a short drive south for the historic district and the holiday lights, Ponte Vedra Beach and the golf sit up A1A to the north, and the Guana Reserve trails and fishing are along the road in between.
Other Details to Note
• Three floors, no elevator. The front door is on the first level and the bedrooms are up the stairs • There is no swimming pool. The hot tub is on the beach deck • The nearest public beach access is about a mile away, so this stretch has no lifeguard, no public restrooms and no concessions • You are directly on the ocean: expect wind, salt air and surf you can hear at night, which most guests tell us is the whole point • The home runs on a septic system, so please flush toilet paper only • Four bedrooms and three and a half bathrooms spread across three floors

Accessibility and Availability
Neighborhood
You are on the South Ponte Vedra Beach stretch of A1A, in a residential pocket called Isla Verde Beach: no high rises, no boardwalk, no crowds, just houses and dune. The nearest public beach access is about a mile off, which is exactly why the sand in front of the house stays quiet. Vilano Beach is 2.9 miles south for seafood, the pier and the shops, and the bridge out of Vilano drops you into St. Augustine's historic district. Go about 13 miles north up A1A instead and you reach Ponte Vedra Beach proper and the golf. The Guana Reserve, good for hiking and fishing, sits along the road between the two.

St. Johns County, FL, United States
You will want a car here. The house sits on A1A with an attached garage for two, and everything is a drive: Vilano Beach 2.9 miles south, St. Augustine's historic district over the bridge from there, Ponte Vedra Beach about 13 miles north. This is a drive to dinner stretch of coast rather than a walk to dinner one, which is the trade for having the beach this empty.
