While we don’t have 24/7 on-site staff like a hotel, our dedicated team is always just a message away to ensure your stay exceeds expectations. All reservations are required to opt into our $75.00 Damage Waiver for accidental damage coverage. Once completed, your stay is protected for up to $50,000 in accidental damages, giving you peace of mind throughout your visit. Guests are responsible for reporting any damages immediately so they can be resolved appropriately. Failure to report damages may result in additional charges. ✅ Accidental damage is fully covered, no questions asked. ✅ Just let us know right away if something happens so we can handle it smoothly on the back end. ✅ When reported during your stay, there is no further involvement required from you. This way, you can relax knowing that the little things are taken care of. Pool Heat Policy: Pool heat is available as an optional add-on and must be selected for the full duration of your stay. Rates: • November–March: $150/day + $200 cold start fee • April–October: $95/day Important Notes: • Pool heat runs continuously to maintain temperature and requires 24–48 hours to reach desired levels. • Maximum pool temperature is set to 85°F depending on weather conditions. • Pool heat must be requested prior to arrival and cannot be added for partial stays. • Outdoor temperatures and weather conditions may impact heating performance. • Due to high energy usage, pool heat pricing is non-negotiable. The property is regularly serviced with professional landscaping, spa maintenance, and pest control. We’ll notify you of any scheduled services upon check-in to minimize disruption and maintain the home’s quality. Cancellation Policy: Once your booking is confirmed, our calendar is blocked for your dates. We are unable to offer refunds outside our stated policy. We highly recommend purchasing travel insurance for added peace of mind through airbnb or your guest portal. We’re pet-friendly! A one-time fee of $140 per pet applies per stay. Just let us know if your furry friend is joining you! Florida Environment: Due to our warm climate, occasional bug sightings may occur. Please know that we conduct regular, professional pest control both indoors and outdoors to keep the property in pristine condition. Lost & Found Policy If you forget any personal items and would like us to ship them back to you, a minimum return fee of $25.00 applies, plus a $10.00 trip fee for retrieval and handling. For larger or high-value items, we’ll confirm shipping costs before sending. For basic items, the standard fees above will apply automatically.
